ROLE OBJECTIVE

This position holds full accountability for security order and fire prevention operations across Long Duc Industrial Park. This is a strategic-level role — the incumbent is not primarily a field operator, but a system designer, process builder, and KPI-driven manager who maintains relationships with authorities and serves as the primary security liaison between LDIP and all tenant companies. The ultimate goal is to ensure a safe, stable, and professional investment environment for all businesses operating within the Industrial Park.

KEY RESPONSIBILITIES

1. Industrial Park Security Management

• Own end-to-end security operations across LDIP — managing the in-house supervisor team and external security contractor (Huy Bao) against defined KPIs. Responsible for system design (guard posts, CCTV, patrol routes), proactive risk analysis, incident investigation, and monthly reporting to Management

2. Customer Communication & Relationship Management

• Act as LDIP's dedicated security point of contact for all tenant companies. Build structured communication channels with tenant HSE/security representatives, provide timely risk updates, support new tenant onboarding, and serve as a trusted security advisor across the tenant community.

3. Government Relations & Authority Liaison

• Represent LDIP in all dealings with IP Police, Local Police, and Dong Nai Provincial Fire Prevention authorities. Maintain proactive, ongoing relationships — not just reactive contact during incidents. Lead monthly coordination meetings and ensure full legal compliance across all security and fire prevention operations.

4. Fire Prevention & Fighting (PCCC)

• Lead the PCCC team and oversee the full fire prevention lifecycle across all LDIP facilities — from regular system maintenance and equipment management to supporting tenant fire safety compliance, annual drills, and regulatory acceptance inspections.

5. General Contributions

• Uphold all company policies, Vietnamese legislation, and the Anti-Corruption Policy. Contribute to a positive workplace culture and take on additional responsibilities as directed by Management.

CANDIDATE REQUIREMENTS

Education & Professional Qualifications

• Associate degree or above, preferably in Law, Security Management, Business Administration, or Engineering.
• Valid security professional certification as required by the Ministry of Public Security (mandatory).
• Fire prevention and fighting (PCCC) training certificate or equivalent accreditation (strong advantage).

Experience

• Minimum 5 years of experience in security management, preferably in an Industrial Park, manufacturing facility, or industrial real estate environment.
• Proven experience managing security contractors and operating large-scale security teams.
• Hands-on experience working directly with government authorities (Police, Fire Prevention Police).
• Experience building and maintaining relationships with corporate clients, particularly in multinational environments (Japanese, Korean, Taiwanese companies preferred).
• Prior experience at industrial parks in Dong Nai Province or surrounding areas is a strong advantage.

Skills

• Strong leadership, team management, and KPI-based performance evaluation skills.
• Solid understanding of CCTV systems, access control, fire prevention equipment, and related procedures.
• Effective communication and relationship-building skills across multiple stakeholders: tenants, contractors, and government agencies.
• Proficient in drafting reports, incident records, and standard operating procedures in Vietnamese; basic English reading comprehension for bilingual work environment documentation.
• Analytical mindset for risk assessment; calm and decisive under pressure.
• Proficient in standard office tools: Microsoft Word, Excel, and email.
