Mô tả công việc
Responsibility 1: Draft, store and urge the completion of the contract for all tenants of LOTTE Mart system (Fashion category Group)
- Receiving information about the new lease counter, managing the drafting of contracts on the agreed contents and terms. contents of changes and adjustments in the process of establishing contracts together with ground rental specialists
- Receiving and collecting licenses and records related to the Business activities of the Lessee in accordance with the law and according to the company's procedures, storing and information and the strategic department operates and supervises with the lessee at LOTTEMart systems
- Drafting documents (over-the-top responses, requests for handling...) and other administrative documents related to the tenant
- Store hard copies and scans of contracts, contract annexes and related documents and records of the Lessee on the company's common drive for the use of supervision to perform
Responsibility 2: Manage and update the information of the right and sufficient documents according to LOTTE Mart's procedures with all tenants.
- Monitor the deposits and urge tenants to make on schedule for payment to carry out further procedures or request additional deposits in case of the agreement to increase prices under the contract signed by the two parties
- Create customer codes, business codes, update information, export invoices, create bank accounts of the rent counter on the GMD management system or adjust if.
- Collect all procedures such as minutes of handover of premises, counters/ exits, records of return of premises, images of the status quo ... check the business license of the tenant, the origin of the product, trademark copyright, hygiene and safety standards, leasing certificates ... Transfer of initial documents to the relevant department for management and operation in LOTTE Mart system
- Support to answer questions and problems arising from tenants quickly and accurately. Timely information of complaints and complaints of tenants to the relevant department
- Update the billing situation for the next month on the 25th of every month for office/base accountants. Transfer accounting-related documents for joint updates.
- Update the situation of changing rent fees, changing tenant information, lease term, new counters, counters on monitoring software, used in the department
Responsibility 3: Monitor debt recovery and debt incurred during the leaser process at LOTTE Mart
- Monitor the comparison of rent fees from the accounting's debt each month
- For fixed type of lease: Track the details of the debts of the tenant and send a request for payment of debt reminders each month (1nd debt reminder by email, 2nd time by email and dispatch, 3rd time)
- For the type of revenue sharing: monitor the revenue per month to ensure tenants are not below the minimum rent for 3 consecutive months, report to the relevant department for timely processing and support.
- Make a list of unpaid rental counters sent to the operation department and the management of the rental counter to forcibly stop providing services (information before the 25th of every month)
- Coordinate with the legal department to recover difficult debts, follow the advice and guidance of the law to recover in accordance with the legal order and/or the right procedures to initiate a lawsuit.
- Proposing to set up provisions to the finance department for difficult debts, which are initiating lawsuits.
- Support to check the status of export/ receipt of invoices of tenants
Responsibility 4: Reporting and related administrative work
- Responsible for administrative procedures, receiving and managing all administrative information, preparing letters as required. Responsible for profiling, sending and receiving letters, reports, sending EMS
- Monitoring the situation of submitting revenue of tenants on the system (for revenue sharing counters) to ensure sufficient submission and timely detection if lacking

- Education level: College or higher
- Majors: Business Administration, Accounting, Finance, Disciplines Related to Law, Economics, Finance
- Knowledge of law, accounting
- Be careful, hardworking, responsible at work
- Proficient in office informatics
- Knowledge of law.
- English skills (good reading and writing)
